What is the role of a referring agent, and who benefits from joining VRN?

A referring agent is a licensed real estate professional who earns commission income by connecting buyers and sellers with an active, closing agent in another market. This model allows the referring agent to maintain their license and earn passively without being involved in the day-to-day sales, marketing, or closing activities.

  • The VRN model is an ideal fit for licensed agents who:
  • Are transitioning to retirement or a career outside of active real estate.
  • Are licensed in one state but moving to another.
  • Have a system for generating consistent buyer or seller leads.
  • Want to keep their professional network active and convert leads into commission.
  • Are pausing their active sales career but wish to maintain a source of income.

What are the requirements to join the Virtual Referral Network?

Membership is exclusive to real estate professionals who hold an active and valid license in good standing with their state’s regulatory body. We require proof of your license number during the sign-up process. You must maintain an active license for as long as you remain a VRN member.

Can I be a VRN member if I live outside the state where I hold my license?

Yes. Since VRN is a nationwide network for referral exchange, you can reside anywhere. However, it is mandatory that you maintain an active real estate license in your state of record.

Is VRN suitable for agents who have another career or are part-time?

Absolutely. Many of our members use the Virtual Referral Network to earn supplemental income by referring leads they generate through their personal or professional networks. The VRN platform is specifically designed to support licensed professionals in full-time, part-time, or alternative careers.

What is the process for determining referral commission?

Commission is secured via a clear, documented referral agreement generated by the VRN platform. The standard referral fee for the network is 25% of the gross commission earned by the receiving agent’s brokerage at closing, unless both the referring and receiving agent agree to and document a different rate.

Does VRN require Continuing Education (CE) or Post-Licensing?

The Virtual Referral Network itself does not impose Continuing Education (CE) requirements to maintain your membership. However, you are solely responsible for meeting all CE and renewal requirements mandated by your state’s licensing board to keep your real estate license active.

Who am I able to refer through the network?

You may refer any buyer or seller lead to any licensed real estate agent in any state. This includes referrals for residential, commercial, new construction, or land transactions. You can also refer yourself if you are personally involved in a transaction.

How do I submit a new referral using the VRN platform?

After joining the network, you will use your Agent Dashboard. Simply navigate to the “Send a Referral” section, select the outside agent (or add them to the database), and input the details for the buyer or seller lead. The VRN system will then automatically handle the generation and digital signing of the formal referral agreement.

How do I track the status of my active referrals?

Once the referral agreement is signed, your primary work is complete. You will receive automatic email updates on your referral’s progress. For real-time monitoring, you can log into your Agent Dashboard and check the status under the “My Referrals” section anytime.

How do I get paid for my referrals?

Once the transaction you referred successfully closes, the commission is paid to the receiving agent’s brokerage. After the receiving brokerage disburses the referral fee, the Virtual Referral Network will then send you your portion of the referral commission via check. You will need a completed W9 form on file with VRN to receive payment, which can be downloaded from your Agent Dashboard.

Am I allowed to actively list properties or represent buyers while being a VRN member?

Your eligibility to actively list properties or represent clients in negotiations is determined by the specific licensing and brokerage relationship you hold. VRN is a referral-focused community; please consult your managing broker and your state’s licensing rules regarding the activities you can perform.

Why use the Virtual Referral Network platform instead of sending a referral directly?

The Virtual Referral Network provides the necessary professional, documented process to ensure your commission is legally protected. Our system offers:
A centralized, easy-to-use platform for submitting and tracking all referrals.
Automatic generation and handling of all required legal referral paperwork and signatures.
Proactive, automated follow-up with the receiving agent to provide you with status updates.
Training resources to help you generate more consistent referral business.

Can agents who receive referrals also join the VRN?

Yes. Active, licensed agents are welcome to join the network. You can be listed in the Agent Directory for members to find and refer clients to you. We encourage you to connect directly with our referring agents to discuss your experience and the types of referrals you are interested in receiving.
