Membership is exclusive to real estate professionals who hold an active and valid license in good standing with their state’s regulatory body. We require proof of your license number during the sign-up process. You must maintain an active license for as long as you remain a VRN member.
Yes. Since VRN is a nationwide network for referral exchange, you can reside anywhere. However, it is mandatory that you maintain an active real estate license in your state of record.
Absolutely. Many of our members use the Virtual Referral Network to earn supplemental income by referring leads they generate through their personal or professional networks. The VRN platform is specifically designed to support licensed professionals in full-time, part-time, or alternative careers.
Commission is secured via a clear, documented referral agreement generated by the VRN platform. The standard referral fee for the network is 25% of the gross commission earned by the receiving agent’s brokerage at closing, unless both the referring and receiving agent agree to and document a different rate.
The Virtual Referral Network itself does not impose Continuing Education (CE) requirements to maintain your membership. However, you are solely responsible for meeting all CE and renewal requirements mandated by your state’s licensing board to keep your real estate license active.
You may refer any buyer or seller lead to any licensed real estate agent in any state. This includes referrals for residential, commercial, new construction, or land transactions. You can also refer yourself if you are personally involved in a transaction.
After joining the network, you will use your Agent Dashboard. Simply navigate to the “Send a Referral” section, select the outside agent (or add them to the database), and input the details for the buyer or seller lead. The VRN system will then automatically handle the generation and digital signing of the formal referral agreement.
Once the referral agreement is signed, your primary work is complete. You will receive automatic email updates on your referral’s progress. For real-time monitoring, you can log into your Agent Dashboard and check the status under the “My Referrals” section anytime.
Once the transaction you referred successfully closes, the commission is paid to the receiving agent’s brokerage. After the receiving brokerage disburses the referral fee, the Virtual Referral Network will then send you your portion of the referral commission via check. You will need a completed W9 form on file with VRN to receive payment, which can be downloaded from your Agent Dashboard.
Your eligibility to actively list properties or represent clients in negotiations is determined by the specific licensing and brokerage relationship you hold. VRN is a referral-focused community; please consult your managing broker and your state’s licensing rules regarding the activities you can perform.
